Yield calculator and rent estimates

Yield, cash flow, and LVR calculations depend on user-provided inputs and assumptions. Small changes to interest rates, expenses, vacancy assumptions, or capital costs can significantly alter outputs.

Market rent estimates are derived from historical tenancy bond data and may not reflect current market conditions, furnished rentals, short-term lets, or properties outside standard bond-lodgement patterns.

Location scores

Location scores are composite algorithmic estimates based on weighted factors including earthquake risk, walkability, and demographic data. They do not represent official government ratings or guarantees of property quality, safety, or investment suitability.

Early access and platform limitations

PropertyMetrics NZ is currently in early access. Some features may display demo values, simplified logic, or placeholder data while live integrations and expanded datasets are developed.

We do not guarantee uninterrupted availability, accuracy, or completeness of any feature during this phase.
