How this score works (demo formula)
- Zoning – Higher density zones (MD / Centre) push the score up, large-lot / rural zones pull it down.
- Land value % – Lower land value as a % of CV means more uplift potential in the land.
- Slope – Flatter sites score higher; steep or awkward sites lose points for buildability.
- Subdivision potential – Sites that can likely be split into multiple lots receive a bonus.
- The engine outputs a 0–100 score plus a band: Excellent / Good / Moderate / Low, to match your deal scanner UI.
This is a simple heuristic for comparing deals quickly. It doesn’t replace surveying, geotech or council advice.
